A: The very first thing a Seller does is select a Realtor to represent their best interest when listing
their property.
The very first thing a Buyer should do - is select a Realtor to look after their best interests.
If you hope to get the absolute best deal possible as a Buyer, you should have your own Realtor. One who will represent your best interest when negotating with the Seller's Realtor.
When you deal directly with the seller's Realtor be aware that they have a fiduciary duty* (held, given in trust*) to the Seller to get them the highest price possible for their property. They cannot provide buyers with any information that would jeopardize that duty and responsibility to the seller.
Both Buyer & Seller Realtors are paid for their professional services from the proceeds of the sale by the seller of the property when the home is sold. In essence the seller is paying for a realtor to represent you the buyer in negotiating a lower purchase price with more favorable conditions and terms!....go figure.
